How Fence Cost Is Calculated
The total cost of a fence is the sum of five components: panels or pickets, posts and concrete footings, gates and hardware, labor, and permits. Materials alone typically account for 50 to 60 percent of the installed cost; the balance goes to skilled labor, footing concrete, and overhead. Our calculator multiplies your linear footage by a per-foot installed cost that already bundles panels, rails, fasteners and a standard nail or screw count, then adds discrete line items for posts, gates, permits, regional labor adjustment, and a 10 percent contingency on the high-end estimate.
Per-foot installed cost ranges (HomeAdvisor 2025, mid-grade products): pressure-treated pine $15 to $30, cedar $30 to $60, redwood $35 to $100, vinyl $25 to $60, aluminum $20 to $40, wrought iron $30 to $90, chain-link $10 to $25, and composite $35 to $75. These figures reflect a 6-foot residential fence at 8-foot post spacing on flat terrain. Height adjustments compound the cost: a 4-foot fence runs roughly 85 percent of the 6-foot price, while an 8-foot fence climbs to 125 to 135 percent because of structural reinforcement requirements.
Posts are calculated separately: a typical fence needs one post every 6, 8 or 10 feet plus two extra at each gate and one at each corner or end. Each post hole consumes about 0.6 cubic feet of concrete (one 60-lb bag), so concrete adds roughly $5 to $7 per post. Use our concrete calculator if you want to dial in the exact bag count for footings.
2026 Fence Cost by Material
Material choice drives both the upfront price and the long-term maintenance bill. The table below summarizes installed cost ranges, expected lifespan, and key trade-offs for the eight most common residential fence materials. Costs reflect a 6-foot fence on flat terrain, professionally installed, before regional adjustment.
| Material | Cost / Linear Foot | Lifespan | Maintenance |
|---|---|---|---|
| Pressure-Treated Pine | $15 – $30 | 15–25 years | Stain every 3–5 yrs |
| Cedar | $30 – $60 | 20–40 years | Optional sealing |
| Redwood | $35 – $100 | 25–40 years | Optional sealing |
| Vinyl / PVC | $25 – $60 | 25–40 years | Wash annually |
| Aluminum | $20 – $40 | 30–50 years | Minimal |
| Wrought Iron | $30 – $90 | 30–50+ years | Repaint 5–10 yrs |
| Chain-Link | $10 – $25 | 20–30 years | Minimal |
| Composite | $35 – $75 | 25–30 years | Wash annually |

Permits, Setbacks and Zoning
Almost every U.S. municipality regulates residential fencing through a combination of zoning code, building code (for height and structural requirements), and HOA covenants. According to the U.S. Census Bureau Building Permits Survey 2025, miscellaneous residential permits — which include most fence permits — climbed 4.1 percent year-over-year, and average fee ranges have widened from $50 in small towns to over $500 in major metros like San Francisco and New York City. Common rules include a 6-foot maximum in back yards, 4 feet in front, and 3 feet in corner-lot sight triangles.
Always call 811 at least 48 hours before digging. Striking a buried gas, water or electrical line is a felony in most states and routinely costs homeowners $5,000 to $25,000 in repair charges. The 811 service is free and surveys your yard within two business days.
Common Mistakes That Inflate Fence Cost
- Skipping the survey. Building 6 inches over the property line can force demolition and re-installation. A property survey runs $400 to $700 — far cheaper than a relocation.
- Choosing 6-ft post spacing for chain-link. Chain-link tolerates 10-foot spacing; tighter spacing wastes money without adding strength for that material.
- Forgetting concrete for footings. Each post needs 0.5 to 0.7 cubic feet of concrete. For a 150-foot fence with 20 posts, that is 14 to 18 sixty-pound bags.
- Underestimating gate hardware. A double-drive gate over 8 feet wide needs heavy-duty hinges, drop rods, and reinforced posts that add $200 to $500 over the base estimate.
- Ignoring slope. Stepped or racked panels for slopes over 1:10 add 15 to 25 percent in materials and labor. Always measure elevation change at corners.
